How to Make Money in Real Estate in 3 Steps

Real Estate Jobs were highly compensating a few years ago. The trends of the business made it a very advantageous career. But now what? Is it possible to make money right now in real estate when there are no real estate jobs at hand?





Analyze these 3 simple steps that you can administer today to generate earnings in the real estate market.





  1. Find buyers. You must first have potential buyers ready to go. It is counter-productive to search out properties first. Attain a list of several buyers. Discover what they assume to be the excellent qualities they would choose in a home. What attracts to them when it comes to desired attributes of a property such as where it is, what it looks like, how it meets their special needs? You see the picture.





Get your buyers first so you can search out exactly what it is that they want.





  1. Find sellers. The key to making this work is the order in which you go about this. When you have buyers lined up, your search for sellers should be limited to the specifications that your buyers have given you. Do not waste your time searching out houses that your buyers will never choose.





Take time with sellers to find out what their wants and needs are. Find out why they are selling. Really make a sincere effort to find out what their most important needs are. In other words, what will selling the house allow them to do? If you understand their underlying needs, you might be able to help them get an even better deal that could also be more favorable for you as well.





  1. Complete the required contracts and close the deal. There are several ways to make money with this contract. In this column I will just divulge two.





Sandwich Lease Option: If you have very little cash and no credit, you might consider a Sandwich Lease Option.





This arrangement allows you to benefit without having to own the property. You become the "Middle-Man" between the owner and the renter (buyer).





You sub-lease the property to another tenant. There are 3 main ways to make money in this deal that you can look into in greater detail by following the links at the bottom of this article.





This is also a great strategy to use to purchase a home of your own.





Assign the contract: Some Real Estate Jobs involve working in the trenches to find and identify good deals for the employer to lock into contract. Or you can just do this yourself and keep 100% of the profits.





Assigning contracts will put dollars in your pocket and let you move on to the next deal. Some people really like the idea of making money a lot faster (though it will be a little bit less), and not having to manage as many payments or paperwork.





What you are basically doing here is signing a contract with the seller, then turning around and selling the "contract" to the buyer. You are not actually selling the property. You do not own it, but you do control it.





The buyer likes the property, they want the property, you have it under contract, so make a deal. You may need to educate the buyer that they have immediate access to the deal by taking over your position in the arranged contract.





Your hard work and comprehension of creating a positive position in a contract is worth something. Ask the buyer what price they would be willing to pay to take over your position in the contract. You might have been hoping to sell it for $500, but if they suggest a higher number, obviously go with that.
